Our name

A Norfolk name since 1933

In 1933 my grandfather Reg opened the All Electric Garage in Heacham — coaches and car repairs, and so named because it was the first in the village to have electricity. My father John ran it after him for the rest of his working life. The Stainsby name stayed over that door for more than seventy years.

Run personally by John Stainsby — formerly Viewings Representative and Inspections Manager at William H Brown. Viewings and inspections are not a sideline here; they were the job. Every visit carries the discretion and judgement that high-value second homes require.

We are not a franchise or a call centre. When you telephone, you speak to the man who holds your keys — and whose family name has been on this coast since before the war.

What we do

What most property firms cannot do

Most local firms will hold your key and walk round the house. We do that too. But we can also show your property properly to a buyer, report on it to the standard an estate agency expects, and put a machine on the ground when the drive or the drainage needs it. One name, for the whole property.

Accompanied viewings carried out by a former Viewings Representative — not a keyholder who opens the door and stands in the hall. We already hold your key, we know the house, and we know how a property is sold.

Bases, drainage, surfacing, clearance and coastal repairs — carried out with our own mini-excavator, operated personally. Not subcontracted out.

Planned visits to high-value coastal homes, with photographic reports, systems checks and a swift response to any storm, leak or security concern — to the standard of a former Inspections Manager, not a walk-round and a text message.

Inspection Records for Your Insurer

Many second-home and unoccupied policies require an inspection every 7 to 30 days through the winter, and a heating or drain-down warranty — and require you to prove it if you claim. Check your schedule. If yours does, we make the visit and give you the dated, photographed record your insurer asks for.

Exterior Restoration

Pressure washing of terraces, drives, render and decking, returning a property to its proper appearance before the season turns. Re-sanding and sealing available — sealed block holds its colour for years and keeps the weeds down.

Regular upkeep between the heavy work — mowing, edges, hedges, borders and pots kept as they should be, so the house never looks unoccupied from the lane.

Beyond the front door

The grounds, kept as well as the house

Most property-care firms stop at the threshold and telephone somebody else for the rest. We do not. Drainage, bases, surfacing, clearance and the heavy work are carried out with our own mini-excavator, operated personally by John.

It means one accountable name for the whole property, one invoice, and no waiting three weeks for a contractor who may or may not arrive.

A site visit costs nothing.
